The Difference Experience Makes in an SBA Deal

Lenders and borrowers sitting at a table

When it comes to SBA financing, not all business brokers are created equal.
The difference between a smooth closing and a drawn-out mess often comes down to how the broker manages the lending process.

An experienced broker doesn’t just hope the lender can get it done — we start with lenders we already know can close. Over time, we learn which lenders deliver, which ones stall, and which ones say “yes” until the file hits underwriting. Choosing the right lender from the outset is half the battle.

A less seasoned broker will simply hand the buyer off to a bank and hope for the best. An experienced broker, on the other hand, stays fully engaged from start to finish. Wew insist on being looped into every lender communication, helping the buyer assemble a clean and complete package — the SBA form, tax returns, business plan, resume, purchase agreement, and financials — all properly curated before the lender ever sees it. That makes the broker a partner in the process, not an observer.

A professional also knows what not to send. Flooding the lender with unnecessary documents only slows things down. Experience teaches restraint — send exactly what’s requested and nothing more.

Then there’s the matter of urgency. An experienced broker keeps the deal front and center with the lender. We know how to politely push, reminding the lender why this closing matters — the seller’s and buyers timelines, or other deadlines that justify prioritizing the loan. Deals don’t move themselves; someone has to steer them.

When it comes to leases, this is where the pros separate themselves from the amateurs. The SBA requires that the lease term (including options) cover the full term of the loan — typically ten years. A rookie broker might overlook this detail, only for the deal to unravel in underwriting. An experienced one catches it early, ensuring the lease or its extensions meet the requirement long before closing.

Finally, the seasoned broker understands that success comes from coordination.

We bring in the right closing attorney early, anticipate lender and appraiser needs, and handle environmental assessments, business appraisals, and landlord consents before they become obstacles.

In short, less competent brokers hand off a deal and hope.
Experienced brokers drive the deal — guiding it through every turn until the keys change hands.
